2011 was a tough year for sellers of real estate in Portland. When comparing October 2011 with October 2010, median prices fell by 6.7% over that time period.
However, the upside for sellers is as follows:
1. If a seller is able to sell and buy at about the same time, the benefit on the buy side should outweigh the cost on the sell side.
2. If the seller owns a property in a premium neighborhood, then the price decreases have been way below the above mentioned number.
3. Sellers who are "under water" meaning that they owe more than the property is worth may be able to execute a short sale and get out from under the burden of crushing debt.
4. Inventory of properties is down significantly over the past 12 months, and closed sales wer up 14.1% over October 2010. Quality properties are selling quickly, and there is a pent up demand for these homes. There is a lot of crap on the market, and when a nice home is put up for sale, it gets snapped up quickly and close to asking price.
